Dongtan Apartment Prices Hit 17.9% Annual Gain

Apartment prices in Dongtan-gu rose 0.31% in the second week of September. This rate exceeded the Gyeonggi-do average of 0.18%. The region recorded a 17.9% cumulative gain for the year. This figure is the highest in South Korea.

Samsung Electronics launched a low-interest loan program for employees. The loans reach up to 500 million won at a 1.5% annual rate. They apply to homes priced under 2.5 billion won. The policy targets properties with an exclusive area of 85 square meters or less.

Regional Growth Outpaces National Averages

Data from the Korea Real Estate Agency shows strong performance in specific districts. Yeongtong-gu in Suwon gained 0.61% weekly. Dongan-gu in Anyang rose 0.45%. These areas serve as residential hubs for Samsung’s Hwaseong plant.

Several districts in Gyeonggi-do posted annual gains above 10%. Yongin Suji-gu reached 14.44%. Anyang Dongan-gu hit 13.89%. Seongnam Bundang-gu recorded a 13.69% increase. Suwon Yeongtong-gu rose 13.30%.

Loan Terms Bypass Debt Regulations

The in-house loans set a first-priority collateral security right. They are exempt from the total debt repayment ratio rules. Employees can combine these funds with bank loans. This structure increases purchasing power for targeted housing segments.

Transaction Records Show Price Escalation

Asking prices have also increased. A comparable unit in Dongil Equilibrium is listed at 1.5 billion won. The gap between transaction and asking prices has widened. Market participants cite the new loan access as a primary driver for these adjustments.
