Lennar Q3 Revenue Falls 8.7% to $8.05 Billion

Lennar reported a significant decline in quarterly sales as high mortgage rates and resale competition squeezed margins below analyst expectations.

Lennar (NYSE:LEN) reported third-quarter revenue of $8.05 billion, a drop of 8.7% year over year. The figure fell short of the $8.31 billion consensus estimate by 3.2%. Non-GAAP earnings per share came in at $1.23, missing the expected $1.29 by 4.5%.

Operating margin contracted to 5.7% from 7.9% in the same period last year. The company’s backlog stood at $6.3 billion, down 4.5% annually. Market capitalization remains at $19.16 billion. Affordability Constraints Limit Buyer Reach

Mortgage rates approaching 7% have restricted buyer qualification. Management stated that nearly half of visitors in key markets cannot currently secure financing. CEO Stuart Miller noted that interest rates and consumer confidence limited the anticipated improvement.

Lennar increased sales incentives and adjusted prices in Texas and Florida. These measures aim to maintain volume in a competitive landscape. The company prioritized closing transactions over maximizing immediate profit per unit.

Resale Competition and Land Costs

Resale home listings have grown in major markets. This increased supply forces aggressive price competition against new builds. Miller explained that resale sellers cutting prices directly compete for the same customer base.

Land costs remain the primary drag on margins. The company is working through inventory acquired in more favorable conditions. Miller emphasized that land is an input that cannot be reengineered. Lower margins are a deliberate choice to convert expensive land into cash.

Operational Efficiencies and Strategic Outlook

Lennar achieved record-low construction cycle times of 116 days. Unsold inventory decreased to 1.8 homes per community. Divisional headcount dropped 12% year over year, increasing deliveries per associate. These efficiencies partially offset labor and input cost pressures.

The company maintains an asset-light strategy, controlling 98% of its land rather than owning it. CFO Diane Bessette stated that all metrics depend on market conditions. Management expects further improvement only when rates and inflation stabilize. The outlook remains cautious amid persistent affordability challenges.
