National trends show a different pattern. The National Association of Realtors reported a 1.1 percent drop in sales. The national median price rose 1.7 percent to $434,800. In the Northeast region, sales decreased by 2.0 percent. The regional median price climbed 4.3 percent. It reached $556,900 in August. This contrasts with the sharper volume decline seen in Maine. Statewide price trends show divergence

County-level data reveals varied performance. Cumberland County led sales volume with 1,085 units. This is a 3.04 percent increase year-over-year. The median price there rose 0.89 percent to $621,500. York County followed with 770 sales. Its median price jumped 7.18 percent to $589,500. Penobscot County saw sales rise 6.51 percent. The six-month period from June to August shows different trends. Statewide sales volume increased 1.92 percent. The total reached 4,831 units. The median sales price rose 2.75 percent. It settled at $429,000. This suggests the August drop is seasonal. The broader quarter indicates underlying market stability. Androscoggin County sales fell 7.14 percent to 286 units. Prices remained flat at $360,000. Somerset County sales jumped 11.24 percent. The median price rose 4.69 percent to $251,250.

Hancock County posted the largest price gain in the quarter. The median price surged 18.54 percent. It reached $527,500 from $445,000. Sales volume in Hancock increased 6.95 percent. Franklin County prices climbed 8.06 percent to $337,700. Kennebec County prices rose 10.36 percent to $365,000. Sagadahoc County prices increased 7.05 percent to $471,000. These gains highlight strong demand in coastal and central regions. The data reflects point-in-time collections from the fourth business day of the month.
