Record prices defy high interest rates
UrbanDigs data shows the third quarter tracking at $1,508. This exceeds the previous high of $1,472. Analyst John Walkup noted the slow directional shift.
The market avoided the rapid boom seen in Sunbelt states. Prices did not spike exponentially during the recent housing surge. Manhattan’s growth has been gradual and steady.
Tight supply drives buyer competition
Inventory levels are down 15% year over year. New listings have not increased as usual in the fall. This scarcity forces buyers to compete for available units.
Sellers gain leverage when buyers compete for limited stock. Walkup explained that this dynamic pushes prices upward. The mechanism remains active despite higher mortgage rates.
Neighborhood prices vary significantly
Price growth differs by location across the borough. The Upper East Side saw a 6.0% increase. Midtown prices rose by 2.8% during the same period.
Downtown prices increased by 2.0% year over year. The Upper West Side saw growth of just 1.2%. Brokers must adjust valuations based on specific local conditions.
