Mississauga Home Prices Drop 35% from Peak

Average sale prices in Mississauga have fallen below key thresholds, marking a five-year low for the combined housing market.

The average combined sale price for homes and condos in Mississauga dropped to $898,510 in August. This figure represents the lowest level since January 2021. Detached home prices have declined 35 percent from their 2022 peak.

Data from the Toronto Regional Real Estate Board confirms the downward trend. Prices for all dwelling types combined fell below the $900,000 mark for the first time in five years. This signals a significant correction in the local market.

Detached Homes Hit Five-Year Low

The average sale price for detached units reached $1,275,221 in August. This is slightly higher than July but remains near the lowest level since October 2020. The peak for this category was $1,964,077 in January 2022.

Semi-detached homes showed a similar pattern. Their average price hit $879,494 in August. This is the lowest point in nearly six years. The peak for semi-detached units was $1,314,703 in February 2022.

Condo Prices Fall Below $500,000

Condo apartment prices fell to $495,052 in August. This is the first time the average has dropped below $500,000 since September 2019. Townhouse-style condos averaged $706,892, down 30 percent from their peak.

The decline spans multiple property types. Condo apartments peaked at $736,006 in February 2022. The current price represents a 33 percent drop from that high. Townhouse condos also remain near their lowest levels in six years.

Sales Volumes Reach Historic Lows

Transaction volumes have declined alongside prices. Total sales fell from 11,303 in 2021 to 5,398 in 2025. This was the lowest annual total since records began in 1996.

Recent data shows continued weakness. There were 3,664 sales in the first eight months of 2026. This is only 40 more than the record low from the same period in 2025. GN auto markets/housing reports indicate the market remains under pressure.
