Affordability drives the shift to shared housing

Fotocasa research indicates that financial pressure, not preference, motivates this trend. Renters are adjusting their expectations to match their available budgets.

Room rental has become a secondary option for those excluded from the standard market. High prices and limited supply leave many with no other viable choice.

One-way overlap between rental markets

Thirty-four percent of room seekers also searched for entire properties in the last year. This shows that many aim to upgrade from shared to private housing.

Conversely, only 11% of those seeking whole flats considered room rentals. This asymmetry confirms that room sharing is a fallback rather than a goal.

Total rental demand reaches 12 percent

Combined demand for room and whole-flat rentals now touches 12% of the population. This represents a 0.5 percentage point rise compared to 2025.

Whole-flat rental remains stable at roughly 10% of the working-age population. The overall increase is attributed to the expansion in room-sharing activity.
