Barratt Redrow Delivers £598m Operating Profit Amid Margin Pressure

Barratt Redrow completed 17,667 homes in FY 2026, achieving volume targets despite underlying price deflation and rising build costs that compressed operating margins to 9.9%.

Barratt Redrow reported a full-year 2026 operating profit of £598.1 million, a modest increase from the prior year, while adjusted profit before tax fell to £572.8 million. The UK housebuilder completed 17,667 homes, a 5% year-on-year rise that landed at the upper end of its guidance range. Revenue exceeded £6 billion, driven by higher volumes and a 2.2% increase in the wholly owned average selling price to £351,700.

Despite the headline price rise, the company clarified that underlying selling prices actually deflated by just under 1%. This decline was primarily due to product mix shifts, including larger average unit sizes and a higher contribution from premium regions. To mitigate these pressures, Barratt Redrow is leveraging a multi-brand strategy. Multi-branded outlets accounted for 44% of the total network at year-end, with three triple-branded sites already operational. Roberts reported that these triple-branded developments are selling more than 1.5 homes per week, a significant improvement over the 0.5 homes per week average before branding changes, indicating better utilization of larger land sites.

FY 2027 Outlook and Volume Guidance

Looking ahead, Barratt Redrow maintains its FY 2027 completion guidance of 17,500 to 17,900 homes. However, the company revised its average sales outlet count down to approximately 405 from the previously expected 415, citing slower planning approvals. The private forward order book stood at 4,570 homes at the end of June, below the prior year level, though early FY 2027 sales positions are up 6%.

Management expects to launch 18 additional synergy outlets in FY 2027, contributing to the total target of 45 incremental sites. While the forward order book reflects the challenging market environment, the private reservation rate has remained resilient in the first ten weeks of the new financial year. The company continues to rely on tactical incentives to maintain sales momentum amidst affordability constraints.

Margin Dynamics and Strategic Positioning

Adjusted gross margin declined to 15.3% in FY 2026, reflecting the combined impact of softer pricing, increased incentives, and rising material costs. Investor Relations Director John Messenger highlighted that financial incentives reduced revenue directly, while non-financial incentives, such as customer upgrades, increased the cost of sales. This dual pressure on both the top and bottom lines resulted in an operating margin of 9.9%, down from 10.5% in the comparable prior period.
