Despite 30-year mortgage rates exceeding 7%, three housing-related firms are gaining market share through strategic acquisitions and capital-light models, presenting potential value for long-term investors.

The average 30-year fixed-rate mortgage has climbed above 7%, creating a challenging environment for U.S. homebuilders and lenders. Home prices remain elevated in many markets, squeezing affordability and forcing builders to increase buyer incentives. Consequently, mortgage origination volumes have declined, particularly in the refinancing sector. This backdrop has pressured valuations across the housing complex, yet specific companies are leveraging their models to gain ground.

According to a recent analysis by GN auto stocks, three housing-related companies are positioned to benefit from long-term trends despite current headwinds. These firms are utilizing the difficult market conditions to expand their market share, relying on operational efficiencies and portfolio growth rather than immediate volume spikes. The strategy focuses on capturing value in a sector where competition has intensified due to high borrowing costs.

Capital-Light Builders Maintain Profitability

Dream Finders Homes operates primarily in Sun Belt markets using a land-light business model. By holding purchase options on lots rather than purchasing land outright, the company minimizes capital tied up in inventory. This approach allows it to maintain strong profitability even when construction activity slows. The stock currently trades at 8.4 times earnings, a valuation that suggests potential upside for investors willing to wait for market conditions to improve.

Mortgage Leaders Expand Market Share

Rocket Companies has seen its organic growth stagnate as high rates suppress demand. However, the firm is gaining share through acquisitions, including Redfin and Mr. Cooper. Its share of the purchase-mortgage market reached a record 6.2% in the second quarter, while its refinancing market share hit an all-time high of 14.3%. Redfin mortgage leads more than doubled year-over-year, positioning the company to benefit when the market normalizes.

Commercial Finance Gains In Multifamily

Walker & Dunlop focuses on commercial real estate finance for multifamily housing. Despite slow property sales, the company increased its share of government-sponsored multifamily loans by 350 basis points to nearly 15%. This growth is supported by a $146 billion loan-servicing portfolio that generates steady revenue. The firm is effectively taking share in a difficult market, leveraging its servicing book to maintain cash flow while competitors struggle with origination volumes.
