The new rate applies to shareholders of record on September 30, with payment scheduled for October 15, 2026. This adjustment lifts the annualized dividend to approximately $3.258 per share, supporting a trailing yield of roughly 5.34% at the company's recent trading price of $61.02.
The move reinforces the company's positioning as a consistent income generator for investors. According to data cited by GN stocks/buyback, the stock is trading close to its fair value estimate of $61.08. While the payout ratio based on earnings remains elevated at approximately 198%, the company has maintained a three-year dividend growth rate of about 2.8%, sustaining its long-term strategy of incremental, predictable income growth.
2026 Guidance Targets Four Percent AFFO Growth
Looking ahead, Realty Income’s fundamental outlook for 2026 remains constructive. Management has set adjusted funds from operations (AFFO) guidance between $4.44 and $4.45 per share, implying approximately 4% growth at the midpoint compared to the prior year. This target is supported by a planned investment volume of about $10 billion during the year, signaling continued expansion of its net-lease real estate portfolio.
In the second quarter of 2026, the company reported AFFO of $1.09 per share, a 5.2% year-over-year increase. This quarterly performance provides a concrete benchmark against the full-year guidance range, indicating that the company is currently tracking above its annual growth target. However, the stock trades at roughly 13.45 times forward price-to-FFO, a valuation that leaves limited room for error if interest rates remain elevated.
Convertible Bond Issuance Funds Expansion
To support its capital allocation strategy, Realty Income recently completed a $1.0 billion convertible bond issuance, securing approximately $981.9 million in net proceeds after fees. The conversion price is set at a premium of about 35% to the reference share price, meaning equity dilution would only occur if the stock price rises significantly above that level.
This transaction provides long-term capital at attractive terms, helping to fund the planned $10 billion investment pipeline without immediately increasing common equity.
