Slate Grocery REIT reported a 2.3% increase in same property net operating income for the second quarter of 2026, driven by significant rent growth on newly executed leases. The company completed over 569,000 square feet of leasing activity during the period, securing renewal spreads that were 16.7% above expiring rates and new deals that averaged 41% above the portfolio's existing in-place rents.
Portfolio occupancy stood at 93.6%, with the average in-place rent at $13.10 per square foot. According to Benzinga, the REIT maintains a stable financial position with a weighted average interest rate of 5%, supported by over 90% fixed-rate debt. This structure allows the company to sustain positive leverage, as its weighted average capitalization rate remains well above its cost of debt.
Leasing activity drives revenue growth
The company addressed 260,000 square feet of tenant vacancies in the quarter, with several spaces already leased or currently under negotiation. The strong spread on new deals indicates that the REIT is successfully capturing market value increases rather than merely maintaining existing rental levels. This dynamic contributes directly to the trailing twelve-month NOI increase of $3.8 million.
