W. P. Carey is positioning for a revised 2026 guidance range following improved tenant credit visibility and robust investment activity.
W. P. Carey announced on Thursday that it will update its full-year 2026 financial guidance during its upcoming third-quarter earnings release. The net lease REIT cited improved visibility into rent collections from tenant Hellweg and strong investment volume as primary drivers for the positive shift. According to information reported by GN markets/earnings (en-US), the company expects adjusted funds from operations (AFFO) to finish the year above the midpoint of its current guidance range.
The revision stems from specific operational improvements regarding tenant credit risk. W. P. Carey confirmed it has received August rent from Hellweg and anticipates collecting additional rent from this client in the second half of the year. Furthermore, the company expects to recognize the benefit of bank guarantees that cover up to three months of lease-related damages associated with the Hellweg lease, directly reducing estimated rent loss from tenant credit events.
Investment Volume Exceeds Targets
Beyond tenant-specific recoveries, the company highlighted robust capital deployment activity. W. P. Carey projects total investment volume for 2026 to exceed $1.9 billion. As of the announcement, approximately $1.4 billion of this investment volume has already been completed year-to-date. This sustained activity supports the company’s confidence in its ability to meet or exceed financial expectations for the remainder of the fiscal year.
Management Confident in AFFO Trajectory
CEO Jason Fox stated that progress in addressing the Hellweg situation has improved the outlook for rent loss this year. Fox indicated that the company is confident AFFO is on track to end the year above the midpoint of the existing guidance range, setting the stage for an upward revision in the third-quarter report.
