Cookeville posted the highest annual increase in one-bedroom rents at 10.4 percent. This growth outpaced the regional trend significantly. Lebanon and Clarksville also recorded positive year-over-year changes.
Nashville experienced the steepest decline in the Nashville-area market. Its median one-bedroom rent fell by more than 10 percent. The city’s median price now stands at $1,520.
Regional rent price divergence
Lebanon saw a 4.1 percent rise in median one-bedroom rents. Clarksville recorded a 2.0 percent increase during the same period. These gains contrasted sharply with declines in neighboring urban centers.
Franklin remains the most expensive market for one-bedroom units. The median rent there reached $1,730 per month. This figure exceeds the state median by a wide margin.
State median benchmarks
The statewide median one-bedroom rent was $1,134 in August. Three markets in the report fell below this benchmark. Cookeville had the lowest median at $850.
Clarksville and Columbia also recorded rents below the state average. Their medians were $1,020 and $1,100 respectively. These figures indicate lower cost pressures in smaller metros.
