The median sales price for single-family homes in Pueblo County fell to $299,900 in August. This figure marks a 3.2% drop from $309,900 in the same month last year.

Transaction volume declined as 143 homes sold in August, a 16.4% decrease from 171 sales in August 2025. The Pueblo Association of REALTORS reported these figures in their latest market snapshot.

Average Price Rises Despite Median Drop

The average sales price increased by 7.9% to reach $335,242 in August. David Ramirez of the Pueblo Association of REALTORS attributes this divergence to sales of higher-end properties.

Sellers received an average of 98.5% of their asking price, up from 97.3% a year earlier. These figures exclude seller concessions or other financial adjustments during the negotiation process.

Homes Remain on Market Longer

Homes spent an average of 108 days on the market, an increase of 13.7% from 95 days. New listings also fell by 11.7%, dropping from 307 to 271 homes during the period.

Inventory levels declined to 897 homes, representing a 12.7% decrease from 1,027 homes a year ago. The months' supply of inventory fell from 6.1 to 5.5 months in the same timeframe.

Buyers Hold Negotiating Leverage

Ramirez stated that buyers currently possess a distinct advantage in negotiations due to increased seller motivation. Sellers are increasingly offering price reductions or concessions to close deals in this slower environment.

Year-to-date data shows 1,319 single-family homes sold, a 2.2% decline from the previous year. The year-to-date median price stands at $305,000, down 3.9% from $317,500.
