Housing Costs Outpace Regional Wage Growth

Median home sales in Oktibbeha County increased from $237,000 to $340,000 between mid-2021 and mid-2026. This represents a 43 percent rise in cost. Lowndes County prices moved from $183,100 to $229,000. Clay County prices climbed from $108,000 to $166,000 over the same period.

Rental markets show similar pressure. Fair market value for a three-bedroom unit in Lowndes County rose from $1,008 to $1,278. Oktibbeha County increased from $1,017 to $1,341. Mortgage payments exceed income limits

Interest rates and home values have both increased since 2021. In 2021, a 30-year mortgage in Lowndes County cost $744 per month. This required a monthly income of $2,400 to meet the 31 percent cost threshold. Oktibbeha County required $3,110 per month to afford a $964 payment. Clay County required $1,417 per month for a $439 payment.

Current pricing has removed these options for many residents. A renter in Columbus noted that comparable housing now costs double their previous rent. Local officials report a growing number of people near the edge of homelessness. The loss of affordable units has reduced available housing stock.

Affordable housing stock declines

At least four affordable apartment complexes in Starkville closed this year. One resident in Starkville saw her rent rise from $925 to $1,056. Her housing voucher now covers about $300. Without this assistance, she cannot afford basic living expenses on a fixed income. Her complex has exited the federal voucher program.

Local leaders describe a widening gap between costs and earnings. They cite high living costs and stagnant wage growth. The reduction in subsidized units has intensified the strain. Residents report limited options for relocation or maintenance of current housing.
