The median home sale price in Maine reached $424,550 in August. This represents a year-over-year increase of just over 4 percent. The number of homes sold dropped by approximately 10 percent compared to August 2025.

National data shows a different trend. Home sales across the United States decreased by 1.1 percent year-over-year. The national median price rose by 1.7 percent to reach $434,800.

Regional Price Disparities

New England recorded a median home price of $556,900. This figure exceeds both the Maine and national averages. The regional price point fell by 4.3 percent compared to the previous year.

County Level Performance

Somerset County led the state in sales volume growth. Homes sold in the county rose by 11.24 percent during the June to August period. Hancock County posted the largest year-over-year price increase at 18.54 percent.
