Wallasey and Birkenhead in Merseyside became Britain’s most competitive rental markets in July and August. Rightmove data shows these areas averaged 30 inquiries for every available listing. This figure marks the highest level of tenant demand recorded nationally. The property portal analyzed 1,000 locations across the UK to produce these rankings.
Carlisle ranked third in national competition, receiving 29 inquiries per property on average. Significant demand was also evident across Scotland and parts of south-west England. These regions showed strong tenant interest despite broader market trends. The data highlights specific geographic pockets of intense rental activity.
Regional Demand Patterns Emerge
Scotland recorded the highest average rental competition across Great Britain. Properties in the region generated 19 inquiries each during the summer months. The north-west of England ranked second overall with an average of 16 inquiries per listing. This region accounted for six of the ten most competitive locations. The north of England emerged as a primary hotspot for tenants.
Rightmove noted that supply has rebalanced compared to previous years. However, high inquiry numbers persist in specific locations. Colleen Babcock, a property expert at the company, highlighted this tension. She noted that competition remains strong despite improved rental stock. Tenants in these areas face significant hurdles to secure homes.
Market Trends Shift From Peaks
The national average for inquiries per property fell to 11 in July and August. This number dropped from 12 recorded a year earlier. It also represents a sharp decline from the peak of 28 in 2022. Rightmove identifies these summer months as typically the busiest for rentals. The decrease signals a cooling in overall market frenzy.
Aneisha Beveridge, research director at Connells Group, observed a changing dynamic. She stated that lower-cost northern areas are outperforming others. This trend narrows the historic divide between North and South. The rental market is following a path similar to house prices. This shift reflects broader economic adjustments in property demand.
Advice For Prospective Tenants
Rightmove advises renters to begin their property search early. Being prepared with necessary information helps tenants act quickly. Agents and landlords may require specific details to proceed with applications. Acting swiftly improves the position of potential tenants. The data from The Independent highlights the importance of timing.
The analysis excluded locations with fewer than 25 new listings. It also omitted areas with fewer than 25 agreed transactions. This methodology ensures the data reflects active and liquid markets. Inquiries were defined as contacts from prospective tenants. These contacts were made to request a viewing of a rental property.
