Raleigh's 16-Acre Hospital Site Set for Sale at $58.3 Million

The North Carolina Department of Administration will sell or lease the former Rex Hospital site by April 2027. The 16-acre parcel at 700 Wade Avenue is currently assessed at $58.3 million. This site is one of the largest available properties inside the Raleigh Beltline. The state purchased the land in 1981 for $2.45 million. The current value is more than twenty times the original purchase price.

The North Carolina Division of Employment Security will vacate the building next year. State law mandates a new location for the agency by April 1, 2027. The Department of Commerce has already secured replacement space near Capital Boulevard. This move ends a 43-year tenure for the agency on the property. The state will now solicit proposals for either a purchase or a long-term lease.

Strict timeline for property disposal

State law requires the Department of Administration to select a proposal by April 2027. The selected plan must provide the best financial benefit to North Carolina. Proposals must be submitted to the Fiscal Research Division at least 45 days before execution. This legal requirement creates a firm deadline for the transaction. Previous efforts to sell the site in 2016 and 2017 did not result in a sale.

The site sits along Wade Avenue near St. Mary’s Street. It is adjacent to the Village District commercial area. The Hayes Barton neighborhood borders the property to the north. Developers must address traffic circulation and parking in their proposals. The density and intensity of proposed land uses are also subject to review. The location offers rare availability of a large parcel in a dense urban area.

State portfolio cleanup accelerates

North Carolina is reviewing its broader real estate portfolio. The state aims to determine if taxpayers benefit from retaining aging properties. Raleigh has already acquired the former Dorothea Dix Hospital site. The city is transforming that land into Dorothea Dix Park. Raleigh also purchased the former Division of Motor Vehicles headquarters on New Bern Avenue. These actions indicate a shift in state property management.

Lawmakers have requested an inventory of state land and buildings. They are identifying properties that are vacant or underused.
