Apple Valley recorded 111 closed home sales in July 2026, a 22% increase from the previous year. The median price reached $429,000.

Apple Valley home sales rose 22 percent in July 2026. The market recorded 111 closed transactions. This figure compares to 91 sales in July 2025.

The median sold price increased 2.9 percent. It reached $429,000, up from $417,000 a year earlier. Total dollar volume climbed 18.4 percent to $48.66 million.

Inventory Shrinkage Accelerates

Active listings fell 20.2 percent. Inventory dropped from 461 properties to 368. Median days on market decreased to 28 days.

The sale-to-list ratio hit 100 percent. This marks a shift from 98.4 percent in the prior year. Inventory levels stand at 3.3 months.

Mortgage Rates Remain High

National 30-year fixed rates sit at 6.76 percent. This is up from 6.35 percent a year ago. Freddie Mac reports the 15-year rate at 6.09 percent.

Luxury Segment Activity
