Average residential prices in Baldwin County’s traditional market increased to $411,213 in August 2026. This figure represents a rise from $387,865 in the same period last year. Meanwhile, the resort sector saw its average price drop to $776,553. This marks a decline from $829,364 in August 2025.
Transaction volume decreased in both segments despite the price movement. The resort area closed 156 sales, down from 185. The traditional market closed 535 sales, down from 565. GN auto markets/housing: rental market data indicates this split reflects shifting buyer priorities.
Resort Sector Volume Declines
Total resort sales volume fell to $121,142,217. This is a drop from $153,432,296 in the previous year. New residential listings in this sector also contracted to 288. This is fewer than the 299 listings added in August 2025.
Days on market improved for resort properties. The average stayed on the market for 107 days. This is a reduction from 116 days a year earlier. Coastal condos saw a 7.17% price decrease. Coastal homes saw a 1.48% price decrease.
Traditional Market Value Growth
Total sales volume in the traditional market rose slightly. It reached $219,999,092 compared to $219,143,893 last year. Average days on market increased to 73. This is up from 71 days in August 2025.
New listings in the traditional sector dropped to 710. This is lower than the 807 listings from the prior year. The data comes from updated MLS geographic boundaries. These changes allow for more precise regional reporting.
Regional Price Variations
Eastern Shore prices jumped 13.54% year over year. The average sale price reached $561,094. North Baldwin saw the largest increase at 19.38%. The average price there was $351,417.
Central Baldwin prices rose 2.54% to $337,890. This segment recorded 200 closed sales. The average time on market was 72 days. These figures show distinct trends across different county zones.
