Residential sales decline leads overall drop

Residential sales value fell 8% to SAR 17.9 billion, still comprising 73% of total value. Non-residential transactions dropped more sharply by 29% to SAR 6.5 billion.

Riyadh recorded the highest activity with SAR 9.3 billion in deals. Makkah followed with SAR 7.2 billion, while the Eastern Province reached SAR 3.7 billion.

Buyer hesitation drives demand to leases

Knight Frank notes that affordability issues are delaying purchase decisions. This deferred demand is now visible in the rental market data.

Actual rents increased 3.9% year-over-year according to August inflation data. The shift in consumer behavior is pressuring housing costs significantly.

Construction costs threaten future supply plans

Slower sales combined with rising construction costs may delay project delivery. Announced supply figures may no longer reflect actual market availability.
