Denver's Top August Sale Hits $7.4 Million

A Greenwood Village estate led the Denver metro's priciest residential sales in August, closing at $7.4 million. Four other properties exceeded the $6.9 million mark.

A 19,020-square-foot mansion in the Preserve at Greenwood Village sold for $7.4 million in August. This transaction marks the highest-priced residential sale in the Denver area for the month. The property featured seven bedrooms and ten bathrooms on more than two acres of land.

The home went under contract two days after its July 9 listing. It closed on August 18 for $59,000 below the initial asking price. MRM Trust transferred the asset to 4030 Forbes LLC, with Samantha Wise of Milehimodern representing the seller.

Three estates command seven million dollars

An Old Cherry Hills mansion sold for $7.3 million. This 10,000-square-foot English Tudor-style home includes a carriage house with a fitness studio. The transaction closed for $200,000 under the list price after a one-week market period.

A property in Evergreen’s Upper Bear Creek enclave also sold for $7 million. This 11,000-square-foot estate sits on 8.7 gated acres with views of Mt. Blue Sky. It underwent a complete remodel in 2022 and closed on August 31.

A Golden home in the High Point at Genesee neighborhood sold for $7 million. The 10,500-square-foot residence features a six-car climate-controlled garage and automated systems. It closed on August 25 for $550,000 below the asking price.

Luxury segment sees price reductions

A Cherry Hills Village estate sold for $6.9 million. This 8,239-square-foot home was fully remodeled and features a glass wine cellar and a ten-car garage. It closed on August 21 for $300,000 below its June listing price.

These five transactions dominate the August luxury market in the Denver metro area. According to MLS data reported by GN auto markets/housing: home sales, all top sales closed below their initial list prices. The average discount from list to sale across these five properties is significant.
