Large Complex Prices Rise 2.77 Million Won, Triple Small Units

Average prices in large complexes rose 2.77 million won per pyeong over the past year. This gain is more than three times the increase seen in small complexes. The price gap between these two housing segments has widened significantly.

Data from Real Estate R114 shows this clear divergence in market performance. Complexes with more than 1,500 units reached 30.59 million won per pyeong in August. Small complexes under 300 units rose only 900,000 won during the same period.

Price Gaps Widen Across Sizes

Price increases correlate directly with complex size according to the data. Units in 1,000 to 1,499 unit buildings rose 1.9 million won. Smaller segments saw gains of 1.09 million won or less per pyeong.

Subscription numbers highlight the premium demand for larger developments. Complexes over 1,000 units averaged 2,308 applicants for first choice slots. Smaller complexes averaged only 1,691 applicants, representing a 73 percent lower figure.

Supply of Large Units Falls

New supply of large complexes is shrinking rapidly across the nation. Deliveries of 1,500-unit buildings will drop 42 percent to 38,314 units this year. This decline follows a similar 43 percent drop in the 1,000 to 1,499 unit category.

Small complex supply decreases by a smaller margin of 20 to 30 percent. Analysts predict this supply imbalance will intensify price concentration. Developers are preparing new large-scale projects to address the shortage.

New Large Projects Launch Soon

Taeyoung Engineering plans to sell a 1,355 unit complex in Gumi in November. POSCO E&C will launch an 1,808 unit project in Dongtan in October. These sales aim to meet demand for larger residential units.

Cheonan will see a 1,290 unit development from POSCO E&C in October. The project features 2.5 meter ceiling heights and 1.5 parking spaces per household. This strategy targets buyers seeking premium amenities in large complexes.
