JDL Development’s One Chicago tower holds the city’s top two residential transactions of 2026, with the 70th-floor unit closing at $8 million.

The 70th-floor condominium at One Chicago closed for $8 million on September 8. This transaction is the highest-priced residential sale in Chicago for 2026. The 69th-floor unit directly below it sold for $7.9 million in mid-August. Together, these two deals constitute the top two transactions in the city this year.

Initial reports incorrectly identified $6.5 million single-family homes in Lincoln Park and Lakeview as the runner-up deals. Public listing data and developer confirmation correct this record. The 70th-floor unit spans 6,100 square feet. The 69th-floor unit is of similar scale and configuration.

Developer confirms rapid inventory absorption

Jim Letchinger, head of JDL Development, stated that upper-tier inventory is moving quickly. He rejected the narrative that high-floor price cuts indicate persistent downtown headwinds. Letchinger noted that the company sold 16 condominiums in three months in late 2024 and early 2025. He described a significant turnaround in sales velocity for the 77-story tower.

JDL shifted its strategy from selling raw space to offering finished high-floor units. This change targets buyers seeking move-in-ready homes rather than custom buildout projects. The 71st-floor unit is currently under contract and expected to close in six weeks. The developer has little remaining luxury condominium product at the property.

Metro rankings place deals fourth and fifth

Across the broader Chicago metro area, the One Chicago deals rank as the fourth- and fifth-highest sales year-to-date. A $17.5 million Glencoe estate sold in July holds the top spot. Homes in Lake Bluff and Naperville at $8.3 million each rank above the One Chicago transactions. Nancy Tassone of Jameson Sotheby’s International Realty represented the developer in both large One Chicago sales.

Jonathon Spradling of @properties Christie’s International Real Estate represented the buyer for the 69th-floor unit. Buyer identities remain private in Cook County records. The $8 million sale was the highest residential transaction in the city proper for 2026. The $7.9 million sale is the second highest.

Foundry Park project replaces previous riverfront plans

With luxury supply at One Chicago nearly exhausted, Letchinger is focusing on the Foundry Park megaproject. This development will replace the former Lincoln Yards plan on riverfront land between Bucktown and Lincoln Park. Foundry Park is set to deliver thousands of housing units.
