Housing costs in Florida's largest master-planned community have corrected significantly from their 2022 peak due to rising inventory.

The median listing price for a home in The Villages reached $377,784 in August 2026. This figure represents a significant decline from the peak of $436,850 recorded in 2022.

Prices in the Central Florida community have fallen for four consecutive years. The drop amounts to roughly $59,000 over the period. This trend reverses the sharp increase seen during the pandemic era.

Inventory levels rise sharply

The number of homes available for sale hit a low of 153 in 2022. By 2025, that figure climbed to a high of 651. As of August 2026, the inventory stands at 586 listings.

Demographic shifts drive sales

Residents who purchased homes two decades ago are now aging. Many are selling properties they can no longer maintain. This group includes individuals who bought at age 60 and are now 80.

Common motivations for selling include the death of an owner or a move closer to family. These factors create a steady stream of resale listings. The simultaneous entry of these homes into the market increases competition among sellers.

New construction adds supply

The community developer continues to build new homes. This adds to the total available inventory. Even if demand remains constant, rising supply lowers prices.

New construction is concentrated at the south end of the community. Many buyers prefer previously owned homes near existing social networks. This preference helps sustain resale activity despite the new build inventory.
